A Private Space with Big Possibilities

If you live in Scottsdale and have thought about adding a casita, you’re not alone. Homeowners are looking for usable space without moving — for aging parents, guests, adult children, a home office, or a little more privacy.

An accessory dwelling unit, or ADU, is a smaller independent living space on the same property as the main home. In Scottsdale, most people simply call it a casita.

Recent changes in Arizona have asked cities, including Scottsdale, to make ADUs easier in certain situations. That does not mean a casita can go anywhere on a lot. It does mean a homeowner who was told no a few years ago may want another look.

The useful first question is not which floor plan looks best online. It is what actually fits this property — the setbacks, the utilities, the pool, and the house already standing there.

A Casita That Feels Like Home

The finished casita is built to belong with the house. Stacked stone, stucco, and black-framed sliding doors open the room to the yard instead of leaving a separate box in the back.

Placement is part of that. Moving the building ten or fifteen feet can open a view, add privacy, or make the pool and outdoor living work better together. Those choices are much easier to get right before construction starts.

What Is a Casita or ADU?

An ADU is a smaller, independent living space on the same property as the main home. It can be attached to the house or built as its own structure.

Here in Scottsdale, most people would call it a casita or guest house. There are a lot of ways to use one: a comfortable place for parents when they visit, space for older kids, or an office that doesn’t mean working from the kitchen table. For some homes it also works as a pool house or extra entertaining space.

Scottsdale Casita Regulations

Changes to Arizona law have required cities, including Scottsdale, to make it easier in certain situations for homeowners to add ADUs. Scottsdale has updated its rules accordingly.

That doesn’t mean you can put a casita anywhere you want. Setbacks, lot size, utilities, building codes, access, parking, and a neighborhood HOA can all still apply.

Homeowners who looked into a casita several years ago and were told it wouldn’t work may want to take another look. The rules today may be different.

What Can You Build?

This really depends on the home and the property. That’s why the first question should not be “What kind of casita do I want?” The first question should be “What makes sense on my property?”

What fits the property

Once that is clear, the design can start. A guest casita could include a bedroom, full bathroom, small living area, and kitchenette. For aging parents, think ahead about a walk-in shower, wider doorways, and fewer steps. An office may need a separate entrance so clients or visitors don’t walk through the home. Next to the pool, it could become a pool house, entertainment area, and guest suite.

There isn’t one right answer. The space should fit the way the family actually lives.

Planning and Permits

Start with the property

We wouldn’t start by picking a floor plan online. It’s tempting — a beautiful 700-square-foot casita can look exactly right — and then it doesn’t fit, the setbacks don’t work, utilities have to come from the other side of the property, or the roofline looks wrong next to the existing home. That’s when an exciting project starts getting expensive.

Look at where the casita could go. Look at access, the pool, the landscaping, the utilities, and privacy. Then design the space around those realities.

It should look like it belongs

This matters especially with higher-end Scottsdale homes. The casita should not look like an afterthought behind a custom house. The roofline, stucco, stone, windows, doors, and finishes should work with the existing house.

Even the placement matters. Sometimes moving a casita ten or fifteen feet changes the entire feel of the backyard — opening a view, creating more privacy, or making the pool and outdoor living area work better. Those decisions are hard to fix once construction starts, and much easier to get right during planning.

Permits

Yes, you’re going to need permits. Scottsdale requires them for this type of construction, and depending on the project there may be zoning, structural, electrical, plumbing, and mechanical requirements. If the neighborhood has an HOA, you’ll also want to find out what they require.

It’s not the exciting part of building a casita, but it’s an important part. A good builder should help you understand those issues early, before money goes into a design that may not work.

Benefits of Building a Casita

That depends on why you’re building it. We wouldn’t recommend a casita simply because ADUs happen to be getting attention. If the family needs more space and you love the home and neighborhood, adding one can make a lot more sense than moving.

It gives you flexibility. Today it might be a guest house. Five years from now it might be where a parent lives. Later it could become an office, a space for one of the kids, or a private place for friends and family when they visit. That’s what makes a well-designed casita so useful.
